Engineering an All-Electric Supertall at 270 Park Avenue

Rising 1,388 feet, the 270 Park Avenue project marks a significant step in sustainable architecture as New York City’s tallest all-electric skyscraper. Constructing this skyscraper atop the bustling transit infrastructure of Grand Central Terminal presented a most unique engineering challenge. Severud Associates embraced this challenge, devising innovative solutions to realize JPMorgan Chase’s vision for their new corporate headquarters.

Building a Skyscraper Above Transit Infrastructure

One of the key challenges in the 270 Park Avenue project was the integration of a skyscraper within a highly constrained site. Beneath the building lie the railroad tracks and platforms of Grand Central Terminal and the new Grand Central Madison, which severely limited the available locations for supporting the building’s immense weight.

Severud’s structural engineers designed an innovative system of fan-shaped columns to address this challenge. These columns converge at forged steel nodes that rest on concrete walls located between the train tracks. This approach not only allowed the building to be safely anchored but also raised it 86 feet above street level, creating a large, open lobby with expansive views.

A Balanced Approach to Lateral Stability

To manage the lateral forces acting on the building, Severud implemented a combination of concentric and eccentric braced frames, moment-resisting frames, and outrigger trusses throughout the structure. These systems work together to provide the necessary strength and flexibility, ensuring that the tower remains stable even under high wind loads. On the east and west facades, macro bracing forms a distinctive diamond pattern on each setback, adding to the tower’s lateral stability while serving as a defining architectural feature.

Chase’s new headquarters at 270 Park Avenue is New York City’s first all-electric supertall, a step toward a more sustainable future. Fully powered by renewable energy, the design minimizes the building’s carbon footprint, aligning with modern environmental standards. Severud’s structural choices allowed for the integration of advanced building systems that support the tower’s energy efficiency and long-term goals of sustainability.
